If you bought a property that is in a good area and the market value for similar homes is good but the property needs a lot of fixing up in order to be in any kind of condition to sell you could fix it up and sell it for a nice profit. You may think that it will cost a fortune to fix it up however, this is not always the case. You don’t have to fork out a lot of money to renovate your property. You’d be surprised that some of the most effective repairs are the cheapest.

Think about this. You could spend perhaps $400 to $500 to freshen up the landscaping, and that could boost the value of the property by as much as $2,000. Another way you can boost the value of your property is by cleaning and getting rid of any clutter that is lying around. Getting rid of dirt, old papers, or anything else that may give the property that old dingy look, will boost the property’s value tremendously.

The best way to determine what needs fixing the most is to take a tour of the property & take notes as you do. Look at the property from the perspective of a buyer and list what you see as potential problems.

Besides the above tips, you can also make sure the sidewalk is clear and get rid of old bushes and trim trees that extend out over the property, sidewalk, or wherever they should not be. Make sure the lawn is trimmed and cared for.

If you see torn screens anywhere, replace them. How’s the exterior paint look? If it is old looking, a new paint job will make that house look like new. If you don’t have time to repaint the whole house, just paint the doors, windows sills, and trim for now. This will add to the look of the house.

While you are inspecting the house, look closely inside and check out the interior carefully. Remove all dirt and dust you may find on furniture (if the place is furnished). If the house is empty, make sure the windows are clean and the floor is swept. The house should be as spotless as possible. Also, put up air fresheners to give the house a nice smell. When a house has been boarded too long, the air can get stale.

One of the biggest problem buyers have noticed in the past with homes has been the floors. You need to make sure every floor is in perfect condition. No tracks in the tile. No chips in the linoleum. The hardwood floors should be polished and all carpets should be shampooed.

The last two areas to check are the cellar and attic. Go down to the cellar and check to make sure there are no termites. You can have a house inspector with you if you need to. Make a note of the condition of the wood. If you see any wood that appears to be broken or eaten, call the exterminator to get rid of the termites and have a carpenter replace the wood that was eaten away. You don’t need to do a complete overhaul of the cellar, just the wood that was damaged. And finally go to the attic. Check around to make sure the roof isn’t leaking. You can tell if the roof leaks because you will see stains on the walls or plywood roofing. If this is the case, you will need repair the section of roof that is leaking.

As for getting parts and repairs done, you want be as reasonable as possible. You don’t want to go broke when fixing up your property to sell it. So when you are looking for parts or service to fix certain things in your home you can’t do yourself, the key to getting the lowest rate possible is by saying one thing. This one phrase will get the contractor to think twice about the bid he placed. What is the phrase? The phrase is, “Is that your final and best price?” If you ask this question to the person you are dealing with, nine times of out ten, he will lower his rates allowing you to get a cheaper price on the repair bill.

You can renovate your real estate quickly and easily by doing the simple things that will get noticed first. These steps will help you not only boost your property value, but help you sell your property faster. Just make sure your house is cared for and looking as new as possible.
